Price, Price Appreciation Estimate, Discount Rate, Loan to Value (LTV), Interest Rate, Term of the loan (Number of Years), Effective Gross Income (EGI), EGI Appreciation, Expenses, and Expenses Appreciation numbers can be set up in the Calculator. The summary of outcome or the detail report can be checked and be analyzed. Loan Down Payment, Loan Amount, Loan Payment, Interest Payment are calculated. Based on each year of the loan term, Home Price, Loan Payment, Interest Due, Principal payment, Loan Balance, Effective Gross income, Expenses, Net Operating Income (NOI), Before Tax Cash Flow (BTCF), Cash on Cash return (C on C R), Return on Investment (ROI), Return on Equity (ROE) and Net Present Value (NPV) of the property can be calculated and be viewed either in the summary table or detail view.  The Calculator creates charts on Appreciation of Return based on price, loan balance, and before tax cash flow over the term of the loan.
